Rental Regulations
Rules and Conditions for Staying at the Property
1. Introduction
These Rental Regulations apply to all short term stays in the accommodations managed by Covato Maria and Haljcovik Suadina. By confirming a reservation, the guest accepts all terms listed below.
2. Booking and Confirmation
2.1 Booking Process
A reservation is considered valid when:
- the guest submits a booking request
- availability is confirmed
- the required deposit or full payment is received (if applicable)
2.2 Guest Information
Guests must provide accurate personal details for:
- registration
- communication
- legal requirements (Italian “Alloggiati Web” system)
3. Check In and Check Out
3.1 Check In
- Check in time is agreed upon during booking
- Guests must communicate their arrival time in advance
- A valid ID/passport is required for all guests
3.2 Check Out
- Check out must occur by the time indicated in the booking confirmation
- Late check out may incur additional fees
- Guests must leave the accommodation in reasonable condition
4. House Rules
4.1 Smoking
Smoking is strictly prohibited inside the accommodation.
4.2 Respect for the Property
Guests must:
- use appliances and equipment responsibly
- avoid damaging furniture, walls, or fixtures
- report any issues immediately
4.3 Noise and Conduct
Guests must respect:
- neighbors
- condominium rules
- quiet hours
4.4 Maximum Occupancy
The number of guests cannot exceed the limit stated in the booking.
5. Cleaning and Maintenance
- The accommodation is delivered clean and fully equipped
- Guests must maintain basic cleanliness during their stay
- Extra cleaning services may be requested for an additional fee
- Any damage caused by the guest will be charged accordingly
6. Cancellations and Refunds
6.1 Guest Cancellations
Cancellation terms are specified at the time of booking. Depending on the rate selected, cancellations may:
- be free of charge
- incur a partial fee
- be non refundable
6.2 Provider Cancellations
The provider may cancel the reservation in case of:
- force majeure
- safety concerns
- unavailability due to technical issues
In such cases, guests will be notified promptly and refunded when applicable.
7. Payments
Accepted payment methods may include:
- bank transfer
- electronic payment
- cash (where permitted)
Any city tax (“tassa di soggiorno”) must be paid according to local regulations.
8. Liability
8.1 Guest Liability
Guests are responsible for:
- damages caused to the property
- loss of keys
- improper use of equipment
8.2 Provider Liability
The provider is not responsible for:
- theft or loss of personal belongings
- accidents caused by guest negligence
- disruptions due to external factors (power outages, water supply issues, etc.)
9. Safety and Compliance
Guests must follow:
- safety instructions
- emergency procedures
- local laws and regulations
- Tampering with safety devices (e.g., smoke detectors) is strictly prohibited.
10. Pets
Pets are generally not allowed. Any exception must be requested in advance and approved prior to confirming the booking. Additional cleaning fees may apply.
11. Prohibited Activities
It is forbidden to:
- host unauthorized guests
- organize parties or events
- engage in illegal activities
- use the accommodation for purposes other than lodging
12. Applicable Law
These Rental Regulations are governed by Italian law. Any disputes shall be handled by the competent courts in Italy.
13. Changes to These Regulations
The provider may update these regulations at any time. The date of the latest update appears at the bottom of the page.
